Community Concept

City Square renderingThe site for Rohnert Crossings is well situated in the center of the City. It will be served by the new SMART commuter rail service and the project will help create an exciting new downtown district that all Rohnert Park residents can enjoy. Added benefits include the development of new businesses and creating new jobs that will contribute to strengthening the local economy. Our development team is working in conjunction with the City's Priority Development Area (PDA) planning efforts, started almost two years ago, to develop a vibrant community. The updated plan for Rohnert Crossings proposes 40,000 square feet of retail uses grouped in a village, 30,000 to 50,000 square feet of commercial/civic uses, 250 townhomes and 150 mixed-use dwellings.

The conceptual plans for Rohnert Crossings incorporate the following key features:

COMMUNITY GREEN

A plaza typically provides a central focal point around which the community is organized, as well as a gathering place for civic activities and social interaction. The Community Green in Rohnert Crossings will serve as the central public open space and activity hub for the neighborhood. In addition to being the physical culmination of a "green entryway" into the neighborhood from Rohnert Park Expressway, the Community Green will provide gathering spaces for residents and visitors alike.

Mixed-Use Center/Main Street

Rohnert Crossing's Main Street is planned to be a vital place with a diversity of uses, including restaurants, retail and service. Streets will be designed for slow vehicular movement, providing on-street parking for easy access to businesses and wide sidewalks for strolling, window shopping, outdoor dining and other street life activities. Street tree and other plantings will add an important aesthetic element and will enhance the ambience, air quality and quality of life.

Transit Connection and Transit-Oriented Development

Rohnert Crossings will be a transit-oriented development (TOD), with the Transit Green within a five-minute walk of the community's housing. Key features of TOD include walking to transit, walkable and bikeable streets, a mix of uses, having everyday needs within walking distance, and homes. Neighborhoods with transit hubs are better able to support pedestrian-friendly, compact development. Streets will be designed to facilitate convenient pedestrian crossings to the Transit Green, thereby promoting use.
